  • Do I need a Home Inspection?

    While it is not required by law that every transaction have a home inspection it is strongly RECOMMENDED. The purpose of getting a Home Inspection is to provide documentation to help support the clients (Buyer/Seller) decision on how to proceed with real estate transaction.

  • Can my home fail a Home Inspection?

    Simply put No. A home inspection reports on conditions that currently exist at the property to help support (purchasing/Selling) decisions. A Home Inspection is not a codified inspection.

  • What should I look for when finding an Inspector?

    When looking for an Inspector there a few things to look for. The first being credentials. Is the Inspector Licensed, or just a CPI? In the state of Ohio all Inspectors conducting inspections must be licensed.

  • What if the report reveals problems should I worry?

    No home is perfect no matter its age. In fact, many newer homes have many more defects than others. It is the job of the inspector to report on conditions that could effect the structure, the habitability, and safety of its occupants. The results of these findings can help save you money at closing. Finding deficiencies is what you hired us for. .

  • How long does a home inspection take?

    An inspection with FGHI takes about 2 hours to inspect a home top to bottom depending on size of home and services requested.

  • Do I have to be present during the inspection?

    While we encourage the client be present at time of inspection to ask questions it is not required. Many home sell transactions are involving a remote investor. In this case do not worry we thoroughly document conditions and send reports electronically. Using easily understood language and pictures illustrates the whole picture.

  • Why is mold bad for my home?

    Mold growth is bad for the structure of a home because it decays building materials (living organisms) they are present on. Spores also can be found in the indoor air and can contribute to allergies.

  • When will I receive my report?

    Our reports are typically delivered same day as the inspection by Standards should be before 48 hours. There are certain circumstances which could take longer such as radon testing which take 48 hrs to collect sampling and then is sent to the lab for testing.

  • What is a pre-inspection agreement?

    The pre-inspection agreement outside of the report is the most important document sent out. In this agreement it lists the scope of work, payment, property info, our info, your info, confidentiality and more. This agreement must be signed prior to any inspection.

  • How do I sign pre-inspection agreement?

    We email our agreements out at the time of scheduling appointment. Simply e-sign the agreements for convenience. If you have no email access we do have paper pre-inspection agreements that can be signed the day of inspection.

  • What to expect on inspection day?

    On inspection day arrive 15 minutes early to for introduction and to go over scope of work. Try to remain patient a good home inspection takes significant time ensure all systems are covered thoroughly.
